From a few rental homes to a large company portfolio, tell us where your properties are and what support you need. Discuss recurring maintenance, suitable local contractors and respectful tenant follow-up within your own approval process.
A practical maintenance partner starts with your process.
Describe the work across your properties. We’ll review your inquiry and discuss suitable local contractor options. Availability, scope and pricing need confirmation for each job.

Tenant-to-manager pathway
Give renters one clear link when something needs attention.
The private renter request captures the property location, the problem, the likely trade, timing, manager contact process, and whether the tenant has already reported it. TrainScout Pro reviews the request and follows up; it does not automatically approve work, hire a contractor, or replace your maintenance rules.
Support scope to discuss
Clear responsibilities, calm communication.
A maintenance arrangement can include receiving a concern, documenting the issue, checking owner approval, arranging access with the tenant, coordinating a suitable contractor and checking whether the agreed work was completed. Tell us which of these you want help with; an inquiry does not activate this service.
Tenant follow-up should acknowledge the concern, give an honest next update and explain delays respectfully. Never promise a repair time or say a problem is resolved until the responsible person confirms it.
Urgent maintenance and emergencies
Know who responds before an urgent call comes in.
For immediate danger, tenants should move to safety and contact 911 or the appropriate emergency utility. Urgent property issues should also go directly through your designated maintenance number or management office. TrainScoutPro is not emergency dispatch and does not currently provide guaranteed 24/7 response.
For a proposed maintenance arrangement, identify the on-call provider, escalation contacts, service hours, spending authority and backup coverage in advance. Actual response times and contractor availability require confirmation.
Free inquiry · Written scope before paid support
Build the arrangement around your properties.
Portfolio support needs vary by units, towns, request volume, contact hours and tenant follow-up. We’ll discuss the scope and price before you choose any paid arrangement. Contractor labor, materials and emergency callouts are separate unless a written agreement says otherwise. This form does not enroll you or start billing.

A dedicated contractor-help phone hotline is being explored. It is not available yet. You can use the form or email leads@trainscoutpro.com now.
Fire safety belongs in the planMake safety follow-up part of maintenance.
Give residents clear reporting contacts. Identify who handles alarm concerns, exit-route issues and follow-up with qualified professionals. Use the worksheet to organize responsibilities and next steps.
For fire, smoke or a CO alarm, get to safety and call 911. Do not wait for a maintenance request or app reply. This guide does not inspect buildings, certify compliance or dispatch help.
